OEM parts from CGI maintain exact tolerances for weep-hole spacing, interlock geometry, and screw boss placement. Aftermarket equivalents exist for balance cartridges, glazing beads, and weatherstrip, but we specify OEM for anything load-bearing: frame corners, reinforcement channels, and laminated glass packages. One compatibility gotcha we see in Florida City: the Estate Collection’s 2-5/8 inch frame depth was reduced to 2-3/8 inch in 2019 production runs, and the sash interlock profiles are not interchangeable. • Condensation between glass layers. The insulated glass (IG) seal has failed, allowing moist Florida air into the airspace. • Sash drifts or won’t stay open. The balance cartridge - the spring-tension mechanism hidden in the jamb liner - has lost tension or the cord has frayed. • Locking points misalign or require force. The sash has sagged in its track, or the keepers have shifted due to thermal cycling of the vinyl or aluminum frame. • Frame corners weep water indoors. The weep flaps are clogged with pollen and salt residue, or the sill slope has reversed due to settling or original installation error. We check with a level and a borescope; if the frame is square and the weeps are clear, the problem is usually degraded sealant at the frame-to-wall interface.

DIY or Call Us?

There is no high-tension spring or electrical hazard in window sash replacement, but there is a precision hazard. An IG unit weighs 40 to 90 pounds depending on size and glass thickness; the laminated lite is heavier than standard annealed glass, and the sash must be square within 1/16 inch or the interlock will bind and the lock points will drift. We have replaced DIY attempts where the glazing bead was seated with silicone instead of dry-gasketed, trapping moisture against the frame.

What you can safely check: verify the label series and DP rating, photograph the failure, and measure the rough opening width and height. What goes wrong in DIY: ordering the wrong frame depth, damaging the integral nailing fin during sash removal, or voiding the product warranty by using non-CGI hardware.
