The existing door was a 2004 vinyl slider with a rotted composite sill that had settled out of plumb, causing the active panel to bind and the mortise lock to fail completely. In Florida City’s climate, that meant the door was effectively unsecured. Our survey measured the rough opening at 71-1/2 by 79-3/4 inches, and we found the sill pan had been omitted during the original construction. We specified a CWS Targa impact-rated sliding door with a stainless steel track, integrated sill pan, and multipoint locking system. The written scope included reframing the sill with pressure-treated lumber, installing the sill pan with end dams, and sealing with backer rod and polyurethane sealant per the installation manual. The door now operates with one finger and locks at three points.
Energy-Efficient Window Installation: West-Facing Elevation in a Modello Home
This Modello-area home had original clear-glass double-hung windows with aluminum frames on the west-facing elevation, producing afternoon interior temperatures of 87 degrees even with the AC running continuously. Our survey documented frame temperatures of 118 degrees with an infrared thermometer and recorded the existing U-factor at 1.05. We specified ECO Window Systems vinyl double-hung windows with low-E 366 glazing, argon gas fill, and a U-factor of 0.30. Impact Garage Door Installation: Non-Rated Door in a Florida City Home Near U.S. 1

The octagon window above the front entry had fogged insulated glass, a failed seal, and water staining on the interior drywall that had been painted over twice. Our survey recorded the rough opening at 22 inches across the flats with a 1-inch integral brickmould that the homeowner wanted to maintain. We specified a custom octagon from ViewLux with laminated impact-rated glass, an integrated nail fin for proper flashing, and a factory-applied white vinyl finish to match the existing window package. The written scope included removal of the damaged wood surround, installation of a sill pan with end dams, and integration with the existing housewrap. Lead time was 14 business days from measurement to delivery, which we documented in the written scope so there were no surprises.
Front Door Replacement: Rotten Jamb and Security Compromise in a Florida City Home
The existing front door was a 1992 steel slab with a finger-jointed pine jamb that had rotted at the sill and hinge locations, stripped hinge screws, and weatherstripping that allowed visible daylight and water intrusion during Florida City’s summer storms. The deadbolt engaged only the trim strike, not the jamb, which meant the door was not securing the home. Our survey measured the rough opening at 36 by 80 inches with a 4-9/16 inch jamb depth, and we documented the subfloor rot extending 3 inches into the entry. We specified a Therma-Tru fiberglass entry system with a composite jamb, adjustable sill, and multi-point lock engaging at the hinge, deadbolt, and sweep locations. The written scope included sistering the subfloor with pressure-treated plywood, installing the door with composite shims, and sealing with backer rod and sealant.
